In St. Charles IL there have been 425 closed sales of single family homes as of September 30, 2012 at an average closed price of $338,910. This is almost exactly the same as the 415 closed sales in the same period in 2011. There are 130 single family homes under contract today.
Inventory: There are 100s of Active listings as we head into the Fall and Winter months. At the lower price points, there is only a month or two of supply but at the higher prices there are far more listings then buyers. Since there is also a steady trickle of new listings all the time, it’s a great time for buyers who can take advantage of the low interest rates.
Distressed Property Sales: The total number of distressed property sales (foreclosures and short sales) has stayed steady at about 23% of all closed sales of single family homes. The average sold prices of the distressed sales is $222,224, while the average sold price of standard sales is $373,880. This tells me is that we haven’t seen the wave of distressed property sales in the upper price points that so many people said to expect a year ago.
Attached Homes: Townhouses and condos have been a little harder to sell in the past few years. There have been a total of 91 closed sales year to date at an average closed price of $220,000. 27% of the closed sales are foreclosures and short sales.
